No Budget, No Problem: Frugal Home Staging Tips

When you’re planning on selling your home, one of the most important things you need to keep in mind is the first impression your home will leave on a potential buyer. That’s why quite a lot of property sellers turn to staging. And it’s perfectly natural to do so, as selling a house which looks very similar to all of the houses surrounding it may represent quite a challenge.

When the market dictates the price, length of time to sell and all other purchase terms, you must find a way to make your home stand out. And that’s why staging a property became somewhat of a standard for the real estate market. We’ve done a little digging around, and we’ve come up with these useful and yet cost-efficient tips on how to approach home staging on your own. So, without further ado, let’s get straight to it.

Remove the Clutter

One of the most effective and frugal ways to stage your home for a presentation is to make it as tidy as possible. When you go online and search for pictures of properties on sale, you can notice they all have one thing in common. They are all extremely neat and well organized. If you’re looking to sell your home, you need to make it tidy too. It might mean hiding away some of the clutter in Ward 145 Litre Storage Trunk on Wheels – Black
Go through your possessions; remove excess stuff like old clothes, unused appliances, and broken household items. Kill the bathroom clutter made of excessive hair styling tools and products and try to keep only a few decorative items in every room.

Keep it simple and minimalistic, so it’s easier for the potential buyers to imagine what changes they would implement. You can donate the things you don’t need, or you can organize a garage sale to raise some money, but removing the clutter from your home is one of the first steps of a successful staging.

Focus on High-Value Rooms

Most buyers are searching for a very high return on their investment in a long run. This means they really need a good property, so they don’t end up investing too much just in order to make the home livable. That’s why most of the buyers focus on rooms with the highest value like kitchens, bedrooms, and bathrooms. It might well be worth it in the long run. My neighbours just completed a new kitchen and then put their house up for sell. The price they eventually got was significantly higher than what they were being offered before the kitchen makeover.

When it comes to the affordable staging of high-value rooms like these, cleaning them thoroughly is the first and most important step you should make. Keep them tidy and welcoming and make sure the buyers can see that the house was well maintained over the years. Make sure the potential buyers can see the energy efficient appliances you’re using while making sure they’re aware of energy-saving potential your home provides. Look for appliances with Energy Star® standards, as they can help you elevate the price of your property.

Do Some Repainting

Another amazingly frugal way of staging your home for sale is to do some minor redecorating. And there is no cheaper and more efficient way of remodelling than painting. This is something we suggest you do consistently throughout your house anyway. With just a few colors you can emphasize different areas of the house and make them stand out.

Try neutral colors like warm greys, subtle greens or blues, you can go with warm yellow and beige too, as all of these colors have a tendency to unify your home visually. Neutral colors are very good with reflecting light, so your home will look bigger, lighter and more spacious in every way with the best combination of neutral colors. Of course, don’t overdo it if you don’t want to get the exact opposite reaction from the one you’ve desired. Keep it light, simple and frugal, as you really don’t need to spend a lot on repainting.

Outdoors are as Important as Indoors

Quite a lot of real estate experts agree on one thing – most of the buyers decide whether or not to buy a house based on what its exterior looks like. And this shouldn’t come as a surprise, as the house’s exterior is the first thing potential buyers get to see, so, naturally, it’s the thing that leaves the first impression on them. Focusing on the exterior, when staging your home for sale, should be as important as tidying up inside.

There are loads of affordable and easy-to-implement solutions for your house exterior and backyard. From affordable retractable roof pergolas which give your backyard an amazing modern feel, to small, easy-to-make ponds which can make your garden feel like an oasis, there are quite a lot of very smart solutions for staging your outdoors for the property sale. Trim the grass, add some patio stones, use natural and recycled materials to decorate your front yard, and the potential buyers will get the picture of an eco-friendly and green home which was maintained in the best possible fashion during the years.

Final thoughts

Staging a home for sale is not hard when you plan ahead and organize everything in a timely fashion. Just think about the things that you would like to see in a similar property if you were the one buying it. Do your research and don’t panic. There are numerous other ways on how to keep your home staging affordable and frugal above all. Hopefully, these tips will point you in the right direction, and you will be able to stage your property for a profitable sale in no time.
